Our development team will support you through diligence, financing and once we find the perfect fit, we’ll stand beside you through the development process.

2 Acquisition and Development

Because of our network, we often see opportunities first. We’ll work side by side with you through the acquisition and development process, helping to support you in exploring the various options. Our team will perform a market analysis and develop operating proformas and budgets so that you can have confidence in your new venture. 3 Brand Concepting and Design

This is the fun part where we discover the unique story of your hotel and bring it to life both through graphic identity and through interior design. Our affiliate creative shop and design studio, Elder & Ash, can take the lead or stand shoulder to shoulder with you as the vision comes together, all the while providing exceptional value to your investment.

4 Marketing and Communications

Once we create the hotel, it’s our job to share it with the world! Our team excels at shining light on your hotel and putting heads in beds. Whether it’s supported by one of our brands or part of the Lark Independent program, we will handle all aspects of your marketing and communications program from website development to paid search to photography and video. We have been successful at driving over 70% of traffic direct to our hotel websites; this means you pay less commissions to Expedia and Booking.com and put more money in your pocket.

5 Management & Operations

This is the bread and butter of our offering. We deliver a turn key management solution to you. We get the late night call when a toilet is overflowing or when the bar back calls out. Our operating platform is designed to take the heavy lift off our on site team and put in the hands of our team of experts. Below is just a small glimpse into what we offer:

The Attwater

The 17 room Attwater in Newport, RI was acquired in October 2011 and immediately underwent a $1.2M renovation and reopened in May of 2012. The hotel quickly received national attention and was placed on the Conde Nast Hot List in 2012. The Attwater sold in 2017 and Lark was retained to continue management.

Summercamp

The 95-room Wesley Hotel in Oak Bluffs, MA was purchased for $5.3M. In just one season, without renovation, top line revenue increased from $1M to $2M. In 2016 Summercamp launched following a $4.8M renovation and repositioning and YE 2019 revenue captured was $4.75M, a 175% increase in RevPAR as compared to prior management. 2021 revenue exceeded $5.5M.

AWOL P-Town

The Inn at the Moors was a 30 room drive up vintage motor lodge surrounded by parking lots in Provincetown, MA. It’s unmatched views inspired us to reimagine the front parking lot into a lush private retreat featuring a pool, game areas, multiple fire pits and private patios for each room. The 3rd floor owners quarters was turned into the signature Lark Suite and the office was transformed into a coffee and cocktails bar; AWOL was born.
